GROUP 1 — BONANZA (24 claims): Situated on Upper Bonanza Creek, Ready Bullion Creek, and two additional tributaries. Accessible by road; About 11 miles out of Dawson. A maintained camp with a 5th wheel trailer is on site.
GROUP 2 — HILLTOP + PESAPIE (24 claims): 23 hilltop claims occupy the high ground above the Yukon River, Klondike River, and Bonanza Creek, approximately 3 miles by road and trail from the center of Dawson City. The single Pesapie claim is located just off the main road within Dawson City limits, near the old Klondike River highway, with proximity to the Trans-Canada Trail, hotels, and services.

Located on Upper Bonanza Creek, Ready Bullion Creek, and two other tributaries, these claims sit on the very waterway where gold was discovered in 1896, sparking the Klondike Gold Rush. The property holds Class 4 permits with a water license allowing larger-scale mining operations. Approximately 35 years of assessment work are banked ahead, meaning only a $10/year per claim filing fee is needed to maintain good standing. A small camp with a 5th wheel trailer is on site, and a tested spring on No Name Creek provides clean gravity-fed camp water free of the heavy metals common to area streams. The claims include both previously worked and virgin ground.
HILLTOP + PESAPIE CLAIMS (24 claims — $5,000 CAD per Hilltop claim; $10,000 CAD for Pesapie)
The 23 Hilltop claims occupy hundreds of acres on the hills above three of the most famous waterways in gold mining history: the Yukon River, Klondike River, and Bonanza Creek. Successful mines surround the property on all sides — across the Klondike River, along Bonanza Creek, and on the lower bench toward the Yukon River. These hilltop claims are largely unexplored and unworked, originally staked in 1990. Preliminary drilling and test pits have revealed gold-bearing gravels consistent with the rich deposits in the Klondike Valley below. Some claims are "discovery" claims — double the size of standard claims. Multiple years of banked assessment work transfer to the buyer.
The single Pesapie claim sits within Dawson City limits near the main road. It has previously supported electricity and internet service and is valued primarily as a convenient camp and staging area within walking distance of town amenities.
Geology
The claims are situated in the Klondike Placer District, underlain by Paleozoic and Proterozoic metamorphic rocks of the Yukon-Tanana Terrane. Gold-bearing gravels occur both at creek level (Bonanza Creek, Ready Bullion Creek, and tributaries) and on elevated hilltop benches above the Yukon River, Klondike River, and Bonanza Creek. Preliminary test pits and drilling on the hilltop claims have exposed gravels visually consistent with the productive Klondike Valley deposits, with fine gold recovered from most sample holes across an area of approximately 10 acres. The creek-level Bonanza claims include both historically worked and virgin ground.
History
Bonanza Creek is the birthplace of the Klondike Gold Rush. Gold was discovered here in 1896, triggering one of the largest gold rushes in history. The Bonanza claims lie on Upper Bonanza Creek and its tributaries, an area that has seen both historic and modern placer mining. The current Class 4 permits and water license enable continued operations.
The Hilltop claims were originally staked in 1990 by the current owner's father while he was working rich gravels across the Klondike River.
