Location and Access

Geology

The property has huge deposits of high-quality sand, which include the following types of aggregate products for mining:

Select Field Sand - higher grade quality
Gravel Aggregate - ranging in size from pea gravel to 2'' road rock
Fine Sand - utilized to blend with high grade concrete sand/ or used as masonry sand - this sand may also have the potential to be used for golf and sports turf aggregates

There are few rare natural deposits where you can find this quality of sand. Although historically, the mining on this property has been primarily for concrete sand, these deposits have the potential to be classified for other uses. These uses might include golf course sand for bunker sand, top dressing sand, or divot tee mixes. It might also be used for fill sand, equestrian arena sand, mason sand, backfill sand, and/or volleyball sand.

Additional Information

There is abundant water on the property including 2 wells 52' deep that currently generate 300 gallons/minute each. If more water production is needed, larger casings and larger pumps can be placed in each well. There are two wells that have been removed that could easily be redrilled and pumps inserted that would yield good production. On the south side of the property, a rural water district line is available. Additionally, the property is well-watered with a large lake and multiple ponds.

There is electricity available throughout the property including Fannin County Electric Coop providing service on the south side, west side, and middle of the property. On the north side and east side, electricity is available through a hookup via TXU.
Currently, private owner hunting is enjoyed with abundant hogs, deer, ducks, and dove harvested. A Fannin County Texas non-typical buck was harvested on the property by a family member. In the past, a Texas Commercial Hunting Operation was conducted on site for quail, pheasant, and chukar.
